GENERAL SPECIFICATIONS OF THE DUPLEX PRIVATE HOME:
XENOVALLEY MODEL TOWN (PVT) LTD will construct the DUPLEX PRIVATE HOME in the PINK CITY according to the following specifications:


STRUCTURAL & GENERAL ENGINEERING

  1. Reinforced Cement Concrete (R.C.C) work in the foundation and superstructure.
  2. The foundation and superstructure design, development and supervision by a team of reputed and professional structural Engineers and Architects.
  3. Structural design parameters will be based on American Concrete Institute (ACI) and American Standards of Testings Materials (ASTM) Codes and considering Earth Quake parameters.
  4. Reinforced Cement Concrete/Pre-Cast or pre-stressed floor slabs.
  5. All structural materials including steel, cement, brick, sylhet sand and other aggregates etc, of highest standard and screened for quality including laboratory testing from BUET.
  6. Direct supervision at every stage of construction by a team of experienced and qualified civil engineers to ensure highest quality workmanship.
  7. Modern construction equipments deployed including crane, rod bending equipment, welding equipment, concrete mixtures, conctete vibrators, water pumps, material handing equipment, leveling instruments, theodolite etc as peer requirement.

FLOORS & STAIRS:

  1. Standard Tile (CBC/RAK/FIWANG or equivalent) in all floors, (except S.bed & toilet)
  2. Essentially correct uniform floor sloped towards the water outlets.
  3. Tiles in the stairs and lobby.

WALLS:

  1. All walls are made of Brick/Blocks
  2. Cement plasters on Brick/Block work wherever required.
  3. Standard Tiles (CBC/RAK/FUWNG or equivalent) work in the bathroom walls.

DOORS:

  1. Solid wooden main entrance door with, check viewer, brass door handle with lock.
  2. Internal doors are of partex/plastic/veneer flush door shutters.
  3. All doors with good quality locks and fittings.
  4. All internal door frames made of seasoned Shilkoroi/equivalent as per seasonal availability. 

 

PAINTING & POLISHING:

  1. French polish door frames & shutters.
  2. Cement paint (snowcem or equivalent) on outside walls.
  3. Smooth finished and soft colored plastic paint on all internal walls.
  4. Verandah railing as per design of the perspective or may be changed.

 

WINDOWS:

  1. Aluminum sliding windows with white glass, lining and rainwater barrier.
  2. Aluminum section in all windows including matched locks.
  3. Safety grills with paints as per design.

KITCHEN:

  1. Concrete shelf at 3 feet height from level with tile topping.
  2. Provision for double gas burner.
  3. One stainless steel sink (single blow single trey).

BATHROOMS:

  1. Standard quality sanitary fittings (BISF/RAK or equivalent).
  2. PVC/wooden door frame & shutters.
  3. Standard tiles (CBC/FUWANG/R.A.K or equivalent) in floor.
  4. Mirror in bathrooms of standard size.
  5. Porcelain/steel soap cases & steel towel rails.
  6. Concealed hot and cold water provisions in MASTER BATH (Gizers are not included).
  7. Essentially correct uniform floor, sloped toward the water outlet.

 

ELECTRICAL:

  1. Individual electric meter for each house.
  2. Good quality available electrical switches, circuit breakers, plug points etc.
  3. Concealed and connectable electrical wiring.
  4. All power outlets with earthing connection.
  5. Provision for air conditioning in Master bedroom and living area.

 

MISCELLANEOUS:

  1. Sewerage & waste water connected to the main line (as and when available).
  2. Overhead water reservoir conforming the architectural design of the house.
  3. Standard quality water pump (Optional).

    ROOF : Pitched roof/lime terrace on roof (Optional).
    BALCONY : half covered with designed grills (Optional).
    PARKING : One car parking (open) provision for each house.

 

SALIENT FEATURES:

  1. Main gate in the entrance made of grills as per design of the house with RCC pillers.
  2. Lamp post and the NAME logo on brass/aluminum plate as per design.
  3. A mail box attached to the entry wall/pillar.
  4. A garbage truce/bin in front of the gate.

 

  WARRANTY CLAUSE:

XENOVALLEY MODEL TOWN (PVT) LTD will warrant the performance of the installed system (electrical, plumbing sanitary components etc) against any defect at least for one year from the date of handing over without any cost to the owners/buyers which will be applicable only in case of fair wear and tear.
